NOTICE OF TRUSTEE'S SALE Notice is hereby given that the following described property will be sold at public auction to the highest bidder in the main lobby of the Hall County Courthouse, Grand Island, Nebraska on Thursday, October 8, 2020 at 10:00 a.m.: The Southwest Quarter (SW1/4) and the South one-half (S1/2) of the Northwest Quarter (NW1/4) of Section Five (5), Township Twelve (12), Range Eleven (11), West of the 6th P.M., in Hall County, Nebraska, EXCEPT a tract of land described on Exhibit "A", and The Northwest Quarter (NW1/4) of the Southwest Quarter (SW1/4) of Section Fifteen (15), Township Twelve (12) North, Range Eleven (11), West of the 6th P.M., in Hall County, Nebraska. The Trust properties will be sold subject to all liens and encumbrances of record having priority over the following Deeds of Trust: 1. Deed of Trust with Future Advance Clause dated April 13, 1999 between Pathway Bank, formerly known as the State Bank of Cairo, filed of record with the Hall County Register of Deeds as Instrument No. 99-104024, and as modified by an instrument filed as no. 200211969 with the Office of Register of Deeds of Hall County, Nebraska, concerning the following described property: The Southwest Quarter (SW1/4) and the South one-half (S1/2) of the Northwest Quarter (NW1/4) of Section Five (5), Township Twelve (12), Range Eleven (11), West of the 6th P.M., in Hall County, Nebraska. 2. A Deed of Trust with Future Advances dated February 10, 2000 filed of record with the Hall County Register of Deeds as Instrument No. 200011198, and as modified by a Deed of Partial Reconveyance filed of record as instrument no. 200211971; the following described property: The Southwest Quarter (SW1/4) and the South one-half (S1/2) of the Northwest Quarter (NW1/4) of Section Five (5), Township Twelve (12) North, Range Eleven (11), West of the 6th P.M., in Hall County, Nebraska. 3. Deed of Trust with Future Advances dated August 30, 2001 and recorded as Instrument No. 200108864 and as partially modified by a partial Deed of Reconveyance recorded as Instrument No. 200211970, involving the following described property: The Southwest Quarter (SW1/4) and the South one-half (S1/2) of the Northwest Quarter (NW1/4) of Section Five (5), Township Twelve (12) North, Range Eleven (11), West of the 6th P.M., in Hall County, Nebraska, and The Northwest Quarter (NW1/4) of the Southwest Quarter (SW1/4) of Section Fifteen (15), Township Twelve (12) North, Range Eleven (11), West of the 6th P.M., in Hall County, Nebraska. 4. Commercial Real Estate Deed of Trust dated October 27, 2008 recorded among the records of Hall County Register of Deeds Instrument No. 200908742, involving the following described property: The Southwest Quarter (SW1/4) and the South One-Half (S1/2) of the Northwest Quarter (NW1/4) of Section Five (5), Township Twelve (12) North, Range Eleven (11), West of the 6th P.M., in Hall County, Nebraska, except a tract of land described on Exhibit "A" attached hereto; and The Northwest Quarter (NW1/4) of the Southwest Quarter (SW1/4) of Section Fifteen (15), Township Twelve (12) North, Range Eleven (11), West of the 6th P.M., in Hall County, Nebraska. The Trustee's sale shall be conducted pursuant to such additional or different terms as the Trustee may announce at the time and place of the Trustee's sale. The highest bidder at the Trustee's Sale will deposit with the Trustee, on the day and time of the sale, the full amount of the sum bid at the Trustee's sale, in cash, or certified funds, except when this requirement iss waived by the Beneficiary.
